This is an interesting article because the interest rate freeze sounded great on paper for people that are stuck in an ARM, but people that have fallen behind on payments or are stuck in a home that has negative equity are still having to foreclose. |

If you’re a homeowner who has an adjustable-rate mortgage, you are probably disappointed that your situation doesn’t qualify for the ARM interest-rate freeze.
U.S. Treasury Secretary Henry Paulson Jr., in his statement to the press, said that “up to” 1.2 million of the 1.8 million homeowners whose subprime ARMs are due to reset in 2008 and 2009 would be “eligible for fast-tracking into consideration for affordable refinanced or modified mortgages.” The 1.2 million figure comes from Hope Now, a coalition of loan servicers, lender trade associations and credit counseling organizations.
But Paulson didn’t quantify how many of those 1.2 million homeowners would be expected to refinance their existing mortgage or how many could qualify for the interest rate freeze that’s supposed to help them avoid foreclosure if they can’t afford their mortgage payments at the reset interest rate.
How many homeowners qualify?
The question of how many homeowners could benefit is important because the plan has been put forward by the Bush administration as a “framework to help preserve communities by preventing foreclosure.” If the actual number turns out to be far fewer than 1.2 million, that objective may not be achieved through this approach.
In fact, the interest rate freeze is targeted toward a relatively small group of homeowners whose situations meet very specific requirements.

Happy Holidays

With the cold weather here real estate has begun to pick up for us. Since we specialize in active adult vacation homes, our snow birds are here and ready to buy. There are some great deals out there in the secondary home market. Builders continue to offer amazing incentives in Chandler, Gilbert, Queen Creek, and Maricopa. It is hard for resale to compete with these incentives.
In the single family home market, this slow down for the holidays. Families do not want to move their children in the middle of the school year. What is good about Arizona is that winter isn’t freezing cold, so it is great weather to move!

I just listed a lovely home in this active-adult community in Chandler, AZ. This is one of the largest homes in Sunbird at 1875 sq. ft., on a quiet street with lush, mature landscaping.
This gated Robson golf course resort offers a huge amount of amenities, including a beautiful clubhouse, pool, spa, tennis, ballroom, library and fitness center.

ReMax Convention in Atlanta, GA

Greetings from the Lucey team member, Jane Lucey. I wanted to let everyone know what a great Re/Max convention in Atlanta Georgia took place. Atlanta was a great place to visit. Everyone was so welcoming and had great ideas for restaurants and entertainment. Cyndi my transaction coordinator and I went to a local Cigar bar called Dailey’s. Local groups playing guitars and singing. In Chandler, AZ we do not have places like these. Good home town entertainment with a touch of southern Blues… it was great.
